Pre-Listing Inspection
Home inspections have the power to send all parties back to the negotiation table. Neither the seller nor the buyer wants to be surprised by the findings. As the seller, you don't want to think a sale is in the bag, but then find out your buyer is thinking about walking. If a buyer's home inspection finds something that throws a wrench in your plans, you'll be under constraints to fix the issue quickly or lower the sale price. To avoid the stress of waiting for a buyer's home inspector to go through your house, get ahead of the buyer, and have your own inspection done so you can negotiate with more authority and get a faster, smoother deal. Eventually, your buyers are going to request and conduct an inspection. You may as well know what they are going to find by getting there first.

Pre-Listing Advantages
There are plenty of benefits of having a home inspector walk through your property before you list your house on the market. One is that you have plenty of time to make repairs if the inspector does find something in need of it. Plus, once you've fixed that appliance, structural issue, or other problem, you have wiggle room to increase the sale price of the home and brace yourself for negotiation. If the buyer brings in a home inspector of their choice, that person may recommend fixes that are more costly or extravagant than you actually need for the sale.

Home inspectors sometimes find things that buyers find alarming and need more immediate attention. A termite infestation, for instance, may lead buyers to turn their nose up at a home. Radon gas is another issue that tends to alarm buyers and send them searching elsewhere. If you have an inspector find those issues before you list the house on the market, you can get ahead of the issue and provide real estate agents with paperwork, proving you've addressed the problem. There's also a comfort in having the power to choose your own certified inspector who will work around your schedule, rather than being at the mercy of your buyer's choice. That's on top of the removed stress of an 11th-hour renegotiation.

Get Involved In The Inspection
This is your home. You know it better than anyone else. If you get your own pre-listing inspection, you can talk with your inspector about issues you're already aware of and ask for their advice on how to handle it. Likewise, your home inspector will likely find issues you weren't aware of or had never thought about. We're here for you and will always be upfront and honest about what's going on with your property. The InterNACHI certified inspectors at ProPrecise Property Inspections will give you a detailed report with a comprehensive checklist of items that need to be improved or repaired. The report is an unbiased analysis of what should be fixed, which you can host on www.FetchReport.com if you choose. It provides full-disclosure protection from future legal claims.

After that, you're Move-in Certified and ready to list your house. Our goal is a smooth transaction by the buyer, the seller, and the real estate agents on both sides.
