Ryan Coy

Ryan Coy is a Certified Master Inspector and co‑owner of ProPrecise Property Inspections, bringing the experience of more than 4,500 inspections and a reputation for thorough, client‑focused service. His background spans multiple trades, contracting work, and years of hands‑on building experience, giving him a deep, practical understanding of how homes and structures are built. Ryan also studied Construction Management at Kent State University, strengthening his technical foundation and knowledge of building systems.

Before entering the inspection industry, Ryan served 16 years in the U.S. Navy Seabees with three combat deployments. The discipline, leadership, and problem‑solving skills he developed there continue to shape his approach to every inspection—methodical, steady, and committed to excellence.

Ryan’s work is grounded in his faith in Jesus Christ, shaping how he leads, works, and treats every person he meets. He strives to serve clients with honesty, diligence, and genuine care, viewing each inspection as an opportunity to reflect Christ’s character. Ryan is committed to using his life to share the gospel through both his words and the way he conducts himself in business and daily life.

Outside of inspections, Ryan enjoys spending time with his family and being outdoors—hiking, hunting, fishing, camping, and snowboarding. He also loves playing music which helps keep him creative and grounded. His life is anchored in faith, family, and a mission to serve his community with excellence and purpose.

Laura Coy

Laura is the co-owner and Director of Operations at ProPrecise Property Inspections, where I focus on building strong relationships with realtors and clients. My diverse responsibilities include scheduling, marketing, and human resources, all aimed at delivering a personalized experience.

Active in realtor boards and the Women’s Council of Realtors, I was honored as the 2023 Affiliate of the Year. As a mother of six, I thrive on multitasking and embracing the chaos, all while enjoying cooking, reading, and outdoor activities.

With 12 years of active duty in the Air Force, I bring discipline and a commitment to service to my role. My motto, “Positive in, positive out,” reflects my belief in the power of connection. I actively engage in community events and am dedicated to expanding ProPrecise while fostering a collaborative team culture.

David Schultz

David Schultz is the lead inspector of ProPrecise Property Inspections. David brings years of experience and expertise in the field, offering comprehensive home inspections as well as specialized well and septic inspections. David’s professional journey includes a solid background in home renovation, quality assurance, and mechanical engineering. This diverse experience enables him to approach each inspection with a unique and thorough perspective, ensuring no detail goes unnoticed. His dedication to excellence and thorough understanding of home systems ensures that clients receive accurate and reliable inspection reports.

Beyond his professional life, David is a devoted family man, happily married for 24 years to his wife, Cynthia. Together, they have three wonderful children: Kelsey, Daniel, and Matthew. When he’s not inspecting homes, David indulges in his love for classic cars and spends quality time outdoors camping and traveling. His meticulous nature and adventurous spirit are evident in both his professional and personal life.

Kelly Newman

With over a decade of experience as a licensed realtor, Kelly Newman transitioned to home inspections in July 2024, driven by her passion for helping clients navigate the complexities of homeownership. Holding a degree in business marketing and finance, she leverages her knowledge alongside 10 years of hands-on experience in property management, construction renovation, and repairs to deliver thorough and insightful inspections.

As a mother of three Northwest graduates, Kelly understands the importance of family and community. In her spare time, she enjoys camping, fishing, and playing with her dog. What she loves most about her work is providing a personalized experience that empowers clients with the knowledge they need to make informed decisions about their homes. Kelly’s commitment to excellence and dedication to education make her an invaluable asset to the ProPrecise team and the homeowners she serves.

Kierstynn Rodriguez

Kierstynn Rodriguez is the Client Experience Coordinator at ProPrecise Property Inspections, where she plays a key role in ensuring every client feels informed, supported, and confident throughout the inspection process. With five years of experience in the real estate industry and actively selling properties, Kierstynn brings valuable, firsthand knowledge to every interaction.

Her background in real estate allows her to bridge the gap between agents, clients, and inspectors: helping streamline communication while providing clarity during one of the most important decisions in a client’s life. She is known for her organized approach, attention to detail, and ability to create a smooth, stress-free experience from start to finish.

Kierstynn is passionate about delivering the level of service that sets ProPrecise apart, upholding the company’s values of integrity, precision, and going above and beyond for every client.

Outside of work, Kierstynn enjoys spending quality time with her family and friends, building strong relationships both personally and professionally. Her faith is an important part of her life, and she regularly attends church and stays involved in her community. She also loves staying active and social, often playing pickleball in her free time. Whether she’s at work or outside of it, Kierstynn values connection, positivity, and making others feel welcomed and supported.

Miranda Meffe

Miranda Meffe brings a rare blend of analytical precision, real‑estate fluency, and grounded, real‑world experience to every inspection she performs. As a licensed home inspector with ProPrecise Property Inspections, she approaches each property with the same disciplined mindset that shaped her academic and professional path.

Miranda earned her degree in Political Science and Arabic Language from the University of Akron, a combination that sharpened her critical thinking, communication, and pattern‑recognition skills — all essential traits in high‑quality inspection work. She has been a licensed Realtor since 2021, specializing in investment properties, and her ongoing experience as a landlord gives her a practical, firsthand understanding of what truly matters in property ownership, maintenance, and long‑term asset protection.

Her inspection philosophy is rooted in clarity, integrity, and client empowerment. Miranda is committed to helping buyers, sellers, and investors make informed decisions by delivering inspections that are thorough, transparent, and grounded in both technical knowledge and lived experience. Matthew Ruggiero

Matt Ruggiero grew up in the Medina/Brunswick area, where his lifelong curiosity for how things work first took root. Before entering the inspection field, he spent years in commercial tire repair, working hands‑on with large vehicle systems and developing the mechanical awareness, precision, and problem‑solving mindset that now define his approach as a home inspector. That background sharpened his attention to detail and gave him a deep respect for safety, structure, and the importance of doing things the right way.

Driven by a natural interest in building science and a genuine desire to help people, Matt pursued formal training through AHIT and transitioned into home inspection with a commitment to thoroughness and integrity. He takes pride in delivering inspections that are clear, methodical, and grounded in real‑world understanding — giving clients the confidence they need to make informed decisions about one of their biggest investments.

Matt’s calm demeanor, practical experience, and ability to explain findings in a straightforward, approachable way make him a trusted resource for buyers, sellers, and homeowners alike.

Outside of work, Matt enjoys spending time with his wife and their two children. He’s an avid outdoorsman who loves fishing, mountain biking, working on cars, and exploring any chance he gets to be outside. That balance keeps him grounded and fuels the steady, focused approach he brings to every inspection.

Jay Mowder

Jay Mowder is a home inspector with a strong foundation in construction, remodeling, and disciplined technical work. Originally from Doylestown, Ohio, he served in the United States Navy from 2014 to 2019 as a helicopter inspector and plane captain on H‑60 Sierra aircraft. His military experience sharpened his attention to detail, strengthened his commitment to safety, and shaped the thorough, methodical approach he brings to every inspection.

After completing his service, Jay expanded his skill set through the carpenters’ union, residential remodeling, and marketing within the woodworking industry. He has completed major renovation projects of his own — including a full kitchen remodel and custom furniture builds — giving him a practical, hands‑on understanding of how homes are constructed and how they perform over time.

Jay approaches each inspection with clarity, honesty, and a genuine desire to help clients make confident, informed decisions. His communication style is straightforward and client‑focused, and he takes pride in delivering inspections that are both technically sound and easy to understand. His faith plays a meaningful role in how he works and leads, guiding him to operate with integrity, humility, and a service‑first mindset.

Outside of work, Jay is a dedicated husband and father who enjoys working with his hands, improving his craft, and spending time outdoors with his family.

Nick Fortin

Nick Fortin has been a licensed home inspector since 2020 and brings a rare blend of technical knowledge, teaching experience, and calm, client‑focused communication to every inspection he performs. Before entering the inspection field, Nick worked as an educator — a background that now sets him apart. His ability to break down complex findings into clear, understandable explanations helps clients feel confident, informed, and in control during one of the biggest decisions of their lives.

Nick approaches each inspection with patience, precision, and a genuine desire to serve. He takes pride in making complicated building systems easy to understand, ensuring buyers, sellers, and homeowners walk away with clarity rather than confusion. His teaching mindset shows up in every interaction: he listens well, explains thoroughly, and empowers clients to make decisions with confidence.

Outside of work, Nick enjoys spending time with his wife, Kelsey, and their daughter, Margot. Together, they share a love for the outdoors and can often be found hiking, climbing, or camping. Whether he’s exploring a trail or walking a client through a report, Nick brings the same steady, thoughtful approach that defines both his work and his life.

Chad Tokie

Chad is a detail‑focused inspector with a calm, easygoing style that makes him effortless to connect with. He brings a reassuring approach to every home he evaluates. With hands‑on construction experience, he has a natural, practical understanding of how residential systems work, and his background in recruiting sharpened his ability to listen, explain, and connect with clients in a clear, approachable way. He also served as a teaching assistant in carpentry, electrical, and HVAC programs at Cuyahoga Valley Career Center, where he strengthened both his technical knowledge and his ability to break down complex topics into plain, confident guidance for homeowners.

Clients appreciate Chad’s calm presence and patient communication style. He takes time to hear concerns, explains risks and remedies in straightforward language, and brings strong intuition about how systems interact and how issues may impact daily life. His methodical approach, safety awareness, and commitment to accuracy ensure every report is thorough, honest, and easy to understand.

Outside of inspections, Chad enjoys spending time with his wife, Megan, along with family and friends. He stays active through gaming, workouts, and following basketball and football, and he channels his creativity as a DJ—bringing rhythm, energy, and connection to every event.
